Spring 2025 saw the completion of 11 Manchester Square. A Georgian townhouse turned fully serviced office space, set within one of Marylebone’s most elegant garden squares.

Working with Workpad, EC1 Build carefully restored and reimagined over 6,500 sq ft across five floors. The goal was to preserve original character while introducing a fresh, functional layout for modern tenants.

The reception retains its original marble flooring, now re-polished and paired with new lighting and joinery. Throughout the building, new WCs and teapoints were added, and office layouts reconfigured for serviced use.

In the basement, a bespoke media wall wraps the new meeting room. Outside, the terrace garden has been fully rebuilt, including a walk-on glass panel that channels light into the lower ground floor below.

As with any period building, there were unknowns. But through regular site meetings and close collaboration with Workpad and Atomik Architecture, the team kept pace and delivered to brief. Detail, care and calm problem solving throughout.

The result is a bright, flexible workspace that nods to its Georgian heritage while delivering the functionality today’s tenants expect.
